The lake, a horizon unique in Israel

The Sea of Galilee stretches some twenty kilometres from north to south, framed to the west by the hills of the Galilee and to the east by the Golan Heights. Its location, approximately 210 metres below sea level, gives it a distinctive light and climate: mild winters, brilliant springs and long summer evenings by the water.

Beyond the landscape, the lake draws visitors all year round: beaches, promenades and hiking trails bring its shores to life and keep shops and restaurants busy in the nearby communities.

Where to buy around the lake?

  • Tiberias — the city, with its view apartments and penthouses, right next to the promenade.
  • Poria Illit — the village on the heights, prized for its villas with panoramic views.
  • The villages and moshavim of the western shore — a more rural setting, larger plots and a life lived at the pace of the countryside.

Why are lake-view properties so rare?

The shores are largely protected and development there is regulated. Properties with an open, lasting view of the water therefore make up a limited segment of the market. The quality of the view — and the assurance that it will not be blocked by future construction — is one of the first points to examine.

FAQ

Buying in Sea of Galilee: your questions

What is the climate like around the Sea of Galilee?

Lying approximately 210 metres below sea level, the lake enjoys very mild winters and hot summers. This is one of the reasons why properties on the higher ground, which is better ventilated, are particularly sought after.

Can you buy a house right on the water’s edge?

The lake shores are largely protected and much of the land there is public. Truly waterfront properties are very rare; most exceptional properties offer a commanding view from the heights, or from the front-row buildings in town.

Which communities around the lake do you recommend?

It all depends on your project. Tiberias for city living, Poria Illit for a quiet villa with a view, and the moshavim and villages of the western shore for a more rural setting.
